First home purchase under way!

Hi all,

I finally did something adult-like and tried to buy a home. Surprisingly enough, I qualified for the loan and am now under contract for my first ever house :eek.

It is a one bedroom, 1423 sqft place here in town, with a small/private backyard. It has 3 living rooms and I'll convert one of the into a master bedroom at some point. It even has a small sauna on the back of the garage... I'll have to overcome some claustrophobia issues before climbing in (it'll fit 2 friendly people).

I'm stoked... just need to climb through a few more hoops with the bank. If things go right, I close on Sept 20!

I guess I'll be staying in Sheridan for a while now :).

Home ownership, while not as safe of a nest egg as it used to be, is a great way to move up in the world of credit. It was almost neat to watch my insurance and credit scores move from the time I was 21 living in an apartment, then again when I bought a home at 24, then again when I got married. My wife and I are nearly 30 and sitting very well regarding credit score mainly because we didn't do anything stupid AND we're home owners.

Your place sounds really nice :) I would love to have a little bigger place than our 1250 sq' ranch. 1423 would be just about perfect.

Congrats:D Owning a home is great. Oh, there will be days when you wished you just rented the place so you didn't have to do some of the work...but those days are few and far between i promise:D:thumbup:

When I turned 40(10 years ago) and paid off my house it was like a huge raise.

Buying and paying off a house is a good hedge against bad times:thumbup:

yeah, for sure. My parents moved from a 4000 sq ft home to a 2800 and the garage is full of boxes to the roof. They are just renting right now while they find/build a new home.

I like being a minimalist, everything I own fits in my truck minus furniture.:thumbup:

LoL its not a 1 bedroom house it has 3 living rooms, sounds like the previous owner wanted more relaxing areas than bedrooms.

It sounds like its a 2/3 bedroom house plus 1400 Square feet is pretty big!

Ive just bought my first house too and move in september 1st
Remember your rent money is now going into your property and not somebody elses pocket as far as repairs well youll look after it more as its yours!

Good for you. Lots of costs associated with homeownership, but it sounds like you didn't buy "too much house" which a lot of people do, so you should be fine. Even if its not the nest egg investment that it used to be (and maybe it is) the way I look at it, you need a place to live anyways, so why not build some equity into it especially if you plan to stay there for a few years.

If you are smart you'll get over it quickly enough(the debt that is).:D

Dont use the word "debt" as it's scary! Just say it "take advantage of other's money with loan interest".

Sure the house will definitely be yours after a certain period. Time flies fast...
 
Congrat's on the house, in addition to the other benefits mentioned, now there will not be any issue with the landlord over dog(s) in the house. ;)
 
Thanks all. Like my student loan, the mortgage will probably survive me (I'll go west before it's paid off). But that's okay. I might even be able to get it paid off sooner, we'll see.

Still figuring out what room will be what. I've been living in a one-room house for 4 years, so I don't have much. I guess I'll have to do the garage sales to get some real furniture.

I'll get some pics up as soon as I can.
