Land leasing?

I have been looking into leasing hunting land as an alternative to going on state land. If anyone has any experience or advice about this they can share it would be appreciated.
 
It has been 20+ years, but the experiences I had were positive - when I lived in an area where you either had to own (or know someone who owned land) or go on overcrowded public land, a hunting lease was a must to get away. A good family friend gave me the best advice: find a way to benefit you and the land owner. Figure out if the land owner has anything he wants / needs done on the land, common interests, etc. In one case I cleaned up leftover party/camp sites and helped repair some fence...eventually ended up friends with the owner, who allowed me access year-round to just wander the property provided I didn't shoot out of season or leave a mess.

Also, a little bit of networking never helps, it's all who you know of course.
 
Well I have gone in partners on lease for the next year. Looking forward to it, time will tell if it was a good move or not, but I will have year-round access and plan to spend a lot of time getting used to the place. Thanks to Mr. Sturubu for the sound advice. :thumbup:
 
Leases bug me. It makes hunting into a money game for those that can afford to play. I lived for years in Texas and up to that point hunted pretty much year around for something.... then the Texas experience and leases made me stop hunting anything for 20 years.

What is a lease release of liability document? Is it for the property owner's liability or the lease holder's?
 
the owner and the leasee need insurance. If the forest catches on fire,, do you have 5 million ? if you shot your friend is he out .. basic but real things. no listen very clear, i own 1100 acs but alos lease 1800 more. NEVER SIGN A HUNTING LEASE FOR LESS THAN 3 YEARS IF YOU ARE THE LEASEE. why ? IT TAKES 1 FULL YEAR TO GET THE PLACE RIGHT AND STANDS SET ETC. OWNERS WILL ALWAYS BE LOOKING FOR BETTER DEALS. MAKE SURE YOU LEASE INCLUDES TOTAL USAGE RIGHTS, INCLUDING SOIL AND TIMBER USAGE. WHAY LEASE IF YOU CAN NOT CLIMB A TREE OR PLANT ANYTHING.
 
A good lease can be hard to find or get into. I'm lucky enough to be in one. Here, I would way rather lease. It's a little different further west though.
 
I have been paying for a lease for 20 years. Don't know what I would do without one. Mine is an hour from the house, year round access and we have a travel trailer 5 miles away.
