Some folks rent an industrial mini-warehouse unit. They usually have electric outlets and lights. Put your gear on a rolling cart(s) and move it out by the door when working. Easy to get to, trailer friendly, store extra house junk, and parking right at the door.

Similar situation, i’m Using a 40 foot conex at the moment with no climate control and minimal light. I’m in a small town too, the conex is owned by my parents but it holds the tools and locks. They also don’t mind me upgrading it (lighting, mini split, etc). Hopefully I buy a house here soon.

There may be other makers, or blacksmiths, in your area that you could share a space with.

a friend of mine runs a car repair service out of one of those storage units with the roll up door. it could just as easily be a knife shop.

Thanks Stacy Good to hear from you...
Thanks John Here in Phx anyway the small storage units won't let you have electricity run to the unit. Usually a code thing
Sean will try that
Will keep looking

We aren't talking about a storage unit. We are talking about an industrial unit. They are often called mini-warehouses. They run from 600 to 1000 sqft.
A lot of car repair guys use them as a small repair shop. I have seen welders use then as a small welding shop, etc. They have power and lighting. The one near me is around $400-600 a month for a unit that would be fine as a knife shop.

The type of units that Stacy is talking about usually aren't very well advertised, at least around here. I stumbled on one small stretch of them entirely by accident. The one's here are mostly concentrated in a light industrial area near our downtown. Several here the owner of the warehouses has a store front operation on the street, and the mini-warehouses stretch out behind that store. The one I visited like that, had about a dozen little operations hidden behind that store front.

So, if you go that route it might take some snooping around.

Find some small time car repair places and ask them. Those guys know where the mini-warehouses and car repair bay rentals are. They are often located near the airports, or in the industrial zone. If there is an area where there are lots of storage unit places, they are often near there, too.

Silly as it sounds, you might even find a small store type place on a side street group of strip shops that rents for a low price.
A block away from my old house there was a small shop that used to be a shoe repair place. It was on the side of a large barber shop. It rented for $700 a month, water included. The whole back was a workshop with lots of power outlets, and the front was about the size of a small office. Because it was a commercial building, it had 3 phase power. Out back there was a small fenced in courtyard big enough for a truck and a trailer, and a 10X8 storage shed. I had planned on renting it, but moved to my current home when Judy and I got married.

Check for warehouse spaces close to the Rail Road tracks....in this little town we have little Bistros, Art galleries, Upholsters, Window Tinters, a couple of MMA/Martial arts gyms, Welding shops even a Nice Italian Restaurant in one strip of those old warehouses. One of my customers has a Tattoo shop and his wife has a Gymnastics space they split with a wall.
