Off topic, buying land?

I've been looking for land for a little while but still pretty clueless.

I'm looking for roughly 10-40 acers, preferably rurel area with no restrictions. I'm looking for enough land to build a small house/shop on and still fire off a few rounds when it suits me, run the hammer and not have nieghbors linching me. I'm leaning toward west Texas, but am undecided. I have been getting the run-around from the realters that I've been talking with and am getting no where fast.

I would apreciat any and all help, does anyone know of land for sale, a good realter, or a good website? How did you find your current home?

About a year ago now we bought 78 acres of ranch property. We were just like you. Lots of room, no halses and lots of privacy. We ended up just a few miles south of the Grand Canyon. We are completely surronded by state land and are 20 miles off the nearest paved road. To us this will be heaven.

We are looking at a large main house, two guest cabins, and a large (2500sgft) shop. We will also have a full trap range and both pistol (50yrd) and rifle (500yrd) ranges.

We heard about the property at a gun show here in Orange County CA. It was a huge private ranch that the family wanted to sell off. The realitor was Arizona Land and Ranch IIRC. I will look to see if I can find there contact info. They handle tons of this type of property all over Arizona as well as other states.

Be sure you know what you are getting into when you buy undeveloped land though. Your interest rate will be higher (nobody likes lending for this type of land because it is hard to sell if they have to repo). You will also have to provide your own power, water and gas services alot of times. It will cost us $250K if we wanted to bring in grid power. We opted to spend $20K and be totally self contained with solar and wind energy. (I think I will have the first knife shop that is completely solar and wind powered :D).
 
Good luck duder. I was looking for the same thing here in Kentucky, and found that if I wanted that much land, I was going to have to be at least 1+ counties away from a major city, ergo, a major downgrade in some of the comforts I was used to. I like Suburb perks, but rural land and those two don't mix well unless you have a lot of dough to spend.

That said, you can probably find something easy enough if you work with a realtor that specializes in that sort of thing - and there are ones that do. The ones that don't should be able to refer you to one that does no problem. FYI, Realtor.com sucks donkey balls - not very accurate because there are no submissions reviewing so people toss stuff everywhere. Work with a realtor and if they have any competency, they will be able to tailor an report for you for your requirements (single family home, w or w/o garage, wood floors, basement, 10/20/30/40+ acres, sewer, creek, farm, etc) because there are a ton of options they can narrow down.

Look at it another way - a realtor doesn't cost *you* anything because their commission comes out of the seller's check. And the best thing is, if you hate the one you have, get another. They don't get paid until you get the property, so make the bastards work for you (no offense Phil). We went through 3 before we found one that actually was willing to put forth more than a minimal effort to find us a house that met our needs.

Thanks Guys, so far I've been beating my head against the wall. One problem is my schedule, gone on the rig for 14 days and then hit the ground running when I get back, and in the middle try to make a few knives.
