Off topic just bought a house feel like im in the movie $pit

So just bought a house its a old one but completely renovated. So I thought! Moved in two weeks ago every thing was great till last week. The reality company sent out an inspector who should be shot missed everything then the va sent there's out only to say the house is amazing so i closed now I find out the plumbing is all cracked and leaking! Last night it stormed I woke up to water everywhere! Just got off work. And climbed into the atic only to. Find the original roof is on the house and the hole thing is rotten!! Both inspectors told us the roof was great! And there was no worries! Now I have to figure out how to fix it before it's covered in snow. How do two different inspectors miss this?!? H
How are they even aloud to keep there jobs? Why can't we live in a world that's perfectly acceptable to beat the stupid out of people who knowingly deceive you? OK I'm done
 
Sorry to hear of your misfortune. In the inspection and monitoring world, many find it very easy to do a half ass job.
Your house was simply another house in a day of house inspections for these guys, no big deal for them. Unfortunately, not a big deal for them happens to be a big deal for you.
I run into inspectors and monitors of various types throughout my work days and quite a few of them shouldn't even be trusted with making the morning coffee.
I am not sure if there is a way to hold these people responsible for their poor inspection of your house, but if there is, they should be. These types of people give those of us that enjoy and work hard at our job a bad name.

Talk to YOUR lawyer. You do have a lawyer who you used for this transaction right?
 
The inspection company I used had a warranty that I could purchase through them that would cover anything that the inspector missed... short of that, you could talk to a lawyer like synthesist said and go after the previous homeowner for failing to disclose issues to you. I hope your state laws are on your side brother. I am sorry to hear about your horrible misfortune and hope something good can come of it

ever seen Mike Holmes show? sounds like you should give him a call and have him come "do it right" - this dude is the Busse of home building/renovations

I got the woranty but when I called them they sed they don't cover roofs I climbed to the roof and counted 7 layers of shingles well hidden with no plywood under them in the inspection report it states there is only 2 layers of shingles and they would be good for at least 20 years.
 
If you used a VA loan then speak to them also.

Most people don't hire an atorney to buy a house but you should alwasys hire your own RE Agent and Inspector - they work for who paid them.

Even if you were charged back for their fee if you didn't hand them their check you didn't pay them.

This also might be an item that should have been disclosed by the seller - they must have known about it.

You should have a good chance of winning a lawsuit so ask your agent (you did have your own buyers agent right?) to contact the sellers about paying for a roof replacement.

MOst RE is not sold as is unless its bank owned, foreclosed or a short sale.

Good Luck and don't give up if you hear they can't do anything - keep pursuing.
 
Yes I had my own agent and home inspector is did use a va loan too tomorrow I'm going to have a roofing company to come out and give me estimates.. I looked again and looks like all the trusses are water logged so it's not just a roof my agent is helping or giving the allusion that she is helpful I am going to try to meet with a few different lawyers tomorrow the inspector tried to contact me but I felt it would be better to talk with a lawyer first Plummers came out and fixed the f'ed up plumbing. Waited for the roofer but he blew me off calling someone else in the morning. Two top it off wife is pregnant and pissed at the world
 
Sorry to hear of this SupperTramp, it taint's the buying experience for sure. Some folk's just don't hold themselves to higher standard's and take no pride in their work. They should be held liable IMO!
 
Lean on the VA. They have A LOT of power with the real-estate companies and the banks since they represent perhaps the largest group of home-buyers. The seller has sold and you have moved in, the agents just want to close the deal and get paid, so any effort at this point from them is only wasted time from their standpoint, and the inspectors usually have enough disclaimers to make their report useless and non-binding. Things like this don't "just happen," so the seller likely knew there was a problem and likely did not disclose it-- or more likely did, but did it by burying it deep in some disclosure form that got shuffled around the table at closing in the smoke and mirrors of "closing."

Now, finding out who at the VA can help is the real problem. I'd start with the inspector general, since it seems that someone didn't do due-dilligence and ultimately, the VA will be left guaranteeing a loan for more than the property is worth. It's your government, make it work for you!
