Hey, Dave... Lived in Mississippi some years ago in the delta.. and I'm a northener lol! The swamp heat is brutal, but your blood does thin out.. the people are different but I'd say it's like that everywhere as I'm in Florida now and it's very different down here.. but they can say the same about the northeast where I'm from lol! If youre thinking of heading down there I'd say do it up regardless and find out.. you live once you know what I'm saying, brother? Adventures, baby!
 
3 million people 50K square miles, 64 people avg. My dad is in Hattiesburg, can get to Biloxi to in about an hour, a number of ranges with good gun laws (I go there to shoot alot). HOT and Humid in the summer spring and fall. Low taxes and income.

David! I lived in Rock Springs, WY a couple hours away from you and now you want to go to the place where I grew up? Are you following me? :D

It’s a great place when it comes to people and overall atmosphere. There is quite a lot of poverty there, though. “Thank God for Mississippi”- a quote you may have heard before because we are in last place for just about everything. Obesity, education, etc. Crime is rampant in the Jackson area, and there’s crime everywhere else too, just not near as bad.
 
I lived in Central MD for years because that's where the jobs are. My 2 br 1 bath rancher on .67 acres cost as much as the farm I bought out in Western MD with 68 acres, 2 1/2 car garage, 40x50 barn, and a renovated old farm house. The problem is I will have a very hard time selling it if I ever need to since it was on the market a long time when I bought it because the people here don't make a lot of money to afford to buy a simple house let alone one with land. In comparison my rancher in Central MD sold in 2 weeks for my asking price. You could get stuck in the same situation so pick your house and location wisely.

Now that MD is going nuts with VA like gun bills I'm in a pickle. Thankfully I'm not too far from MD's largest lake so I can turn my place into a rental if I need to. I've already begun to look across the lines in WV and PA.
 
I only spent a little time in MS and most of that was in a Casino... :D So I can't help you much on that front....I do however always like it when you use that Avatar Dave ;)
 
Give Florida a look, the west-central part. Its hard to beat in so many ways, just imho of course.

I'm a Desert Rat and I went to NASA's Stennis Facility Southern Mississippi and I couldn't get used to the humidity fortunately it was for a short time frame no way I would have moved there.
 
Only been there once. Didn’t care for it. Of all the southern states I would stick with eastern TN,SC,FL,TX maybe Eastern NC.
 
Grew up in Jackson, had relatives in East, Central, and South, went to school in North (Ole Miss) and a farm in The Delta. Moved to Alabama then Georgia for work, never able to move back but visit and hunt there frequently.

Most places the people are great. It's not known as the "Hospitality State" for nothing! Strongly agrarian culture, even in Jackson (everyone has country cousins)

I never got used to the heat in summer in central Mississippi, but in North Mississippi it wasn't bad (you could open your windows and sleep at night without A/C)

Very gun friendly. In fact THE most gun friendly state in the South, Texas included. Not just the laws but the people. When I was at Ole Miss, I did some hunting on some church members' land and I would have to check out my guns from the campus police early in the morning. After a while they told me to just check them out the day before and keep them in my dorm room overnight. Yep, that gun friendly!
 
I have lived in Mississippi all my life. I live in the Meridian area which is about an hour or so south of Starkville. Have been collecting Busse knives since about 2014 (Blade Show was my introduction) and have a couple of your sheaths as well.

I agree with DrHenley, very gun friendly. Don't need a permit to carry concealed. Most of my friends and many of my employees carry one way or another. Almost everyone grew up with, owns, and is comfortable around guns. Lots of hunting, including white tail deer, turkey, duck, dove and wild hogs. Hogs are horribly invasive and there are almost no restrictions on killing them.

The heat in summer can be oppressive, but winters are mild. Snow is a novelty here. When it snows it's like an zombie apocalypse.

Football is a religion here and people are tribal about it. Starkville, by the way, is a nice college town - Mississippi State Bulldogs. Oxford and Hattiesburg are also great college towns. Lane Kiffin and Mike Leach are hopefully going to bring some much needed drama to our Saturdays this Fall.

Your dollar is worth far more here than most of the country.

Crime and quality of public schools are completely location specific. There are many really great places to live here.

Mississippi would love to have you and your family!

Of note: The south in general and Mississippi specifically has been the butt of jokes by much of our country since the civil war, but I have never met anyone married to his cousin, sleeping with his cousin, or with a family tree that doesn't branch. I have never seen a Klan member, much less met anyone I thought was in the Klan. I've never eaten possum, raccoon, saw dust or road kill. Almost everyone I know can read and write and wears shoes.
 
I'm next door in AL, so i can give you some ideas.

The house size you mention would be about half that, or less... depending on the particular area

The overall cost if of living will be significantly lower as well.

The people? Ah, that's a crap shoot like anywhere. Ranging from the dregs of humanity to the finest people you would ever want to meet

And there's a good bbq place on every corner.

Gun culture is excellent, guns are more common than Bibles, and this IS the south, so that's saying something.
 
The summer heat varies from mild and humid to unbearably hot and muggy The fall, all two weeks of it, is nice.

Lately, almost no winter, just a wet season.

Snow is a rarity.

Spring is tornado season, sometimes it's year round tornado season. Get a home with a basement or storm shelter. If it doesn't have one, get one. Tornadoes can crop up here with minimal warning, due to the terrain.
