As a complete idiot when it comes to the internet, I need some advice.
I am in the process of selling my home and property. The local; read that, tiny town; real estate people are not putting forth any effort.
Is there places online that list this kind of things? Where and how? I am getting desparate.
Surely someone out there is looking for a house and forty acres to get away from it all. Now if I can just find them.
Any information would be appreciated.

I don't know about your location but sales of existing homes is at a record high. My brother is selling his home at the moment and found that there was a big difference in real estate brokers. Find a good broker.
 
Real estate sales people are for the most part the absolute bottom rung of the sales profession. When selling your home you should insist on no longer than a 4 month contract with the sales person who lists your home. If he/she has not sold your home list with another realtor. some other pointers
1. only list with full time realtors not part time soccer moms. Most of these losers are just looking for listings because they are paid a stipend for listing homes. These people usually have no sales experience what so ever
2. insist on advertising. Advertising in the paper or local real estate guides helps sell your home. Insist that the house is advertised every week untill sold.
3.Do not waste your time with open houses. This B.S. tactic is only a way for the real estate agent to meet prospective home buyers for future listings and most people who visit open houses are either voyeurs or people who are shopping "up" Once when selling a house for 50K in the city I came home to find this couple walking through the house with the agent to find out that they had been pre qualified to buy a house for 20k ( thats a trailer in a trailer park honey) I tossed them out of my house and then bounced the realtor the next week. ( she was a lazy fat moron).

The best real estate firm that I know is ReMax. They have different policies with regards to advertising and selling homes and thier realtors are better trained and all work full time here in Michigan. The worst real estate outfit I know of is Coldwell Banker. A scam artist ass rapers who deserve death ( not that I have any opinion of them)

I have been looking for some rural acerage near my boyhood hometown (very small) for a retirement retreat and possible future homesite. I am in a large city appox. 130 miles away from this locale. Although I have subscribed to the local weekly newspaper, the most promising leads I have found have all been from riding around looking for signs. The two local realtors put ads only in the local weekly, and they tend to run for months, even years. The point of this story is that your largest potential base of buyers probably don't even know you exist. Advertise in the daily papers of the nearest two or three medium to large cities.
 
I am in the process of buying and selling two homes and a trailer … what a nightmare dealing with brokers. Lost the house I could have lived in forever because brokers were fighting over commission splits.

In today’s market the broker fee is a huge amount of money they act like they are bothered to spend any time on a little 20 to 30 K commission. But someone has to pay that bill, either the seller takes a lot less or the buyer pays on it forever.

Buy owner is the best way, get a real estate lawyer that does title insurance if you want peace of mind that you’re protected on either end buyer or seller. You will spend under 5K and get something for your money the brokers can’t give you. Besides you’re going to have to have one for the close anyway.

Try realtor.com I found all the houses we looked at including the one I am closing on this week.

Lots of luck buyer or seller it’s still a little taste of hell.

By the way in hell its real estate agents that torment the used car salesmen that torment the insurance salesmen that torment the lawyers.
 
Thanks folks. There are only three real estate agencies in this county. The one I have doesn't advertise diddly. But there is little choice; we are four hours from any metropolitan area.
I will talk to my attorney about getting out of the contract. Will hit those sites and see if someone is looking for a nice retirement or getaway location.
