The Randall Book??

Hey all!
Newbie here. I found a book a dealer has called "The Randall Book". He said it was a first edition and signed by the author Robert L. Gaddis. He is asking $200 for it, so what is the deal with this book making it so expensive?? Thanks in advance,

Other than the Intersquare RKS CD, the 'Gaddis' book is the best thing going right now...
