You neglected to mention that your "I'll take it" came with the contingencies of delayed payment that you mentioned in your PM. The other buyer paid immediately. An "I'll take it" is not an "I'll take it" if you cannot pay. I am sorry it did not work out. I will now be more explicit in future ads regarding the need for payment, and or "unconditional" "I'll take it" as I have seen others do.
