How do I find land to purchase

I am getting tired of scrambling for campsites which get quickly booked up and very crowded in my home state of NJ. I am thinking of buying some land in a scenic part of NJ/Pa/NY area so that I can keep my camper on it. My requirements are that it is within 2 hour drive of the NY metro area, is reasonably priced (I have only limited funds to devote to this), and next to State Forest/public land, and not near any developments. I am totally inexperienced in this area so I would like suggestions how to go about finding this type of land and what I should be looking for.
 
Hmmm. It'll usually have a FOR SALE sign planted on it....

Not sure there's more to it than that, unless of course you contact a real estate professional. Who will proceed to give you information on hundreds of available lots....
 
Even if it isn't near a development, you can be sure that if it is near a park it will be developed.

That 2 hr drive is your hamstring in My Opinion. Double that , get a realestate agent that will print off lists for you to go look at on your own.
That range should get you a little deeper into the Catskills or the Adirondacks. Taxes are still high , but land prices should drop as you get farther away from that place you are stuck in ;) :D

Personally, as a minimum, I would triple your travel time. Here, 6 hours No., East and So., I'm still in California, but where you are, heading south or west for 6 hours should take you throw a few states and might result in more available wild land to play on, as well as lower prices.
 
Google New Jersey land for sale (or Pa, or Ny) and snoop around.
You can get into real estate mailing lists that will email you everything on the market.
Different sites allow more or less parameters to input so you're not searchinf the entire MLS.
I am currently searching for property in Colorado and have found 2 different sites that do this for me. it's great for narrowing down the possibilities, then get in the car and drive around.

start a simple search by zip code first and when it comes up for: home, condo, farm, and land. Just pick land and see what pops up for your price range. That is how I found some land in Vermont and South Carolina. You figure a 30 year mortgage on one acre or a few acres isn't going to kill your pocket book to bad. The taxes are what you have to look at, zoning, county BS and other small stuff like gun toting crazed neighbors that may visit this site ;)

Many times a bank or morgage co., will not loan money on unimproved land, so a personal loan may be what you'll need.
 
It might be worth it to regularly scan the classifieds in your local paper. I live in Indianapolis IN and often see ads in the local classifieds for land for sale in all parts of Indiana as well as KY, OH, IL and MI.
 
Simply setting your camper on your own land is not allowed in many, many areas. Sad to type, but true. Be sure to check local building ordinances and 2 hrs is not enough for affordable land.
 
Have you considered a private campground where you can leave your trailer all season long?
 
Check with the county where you want to buy the land. Find out what department sells the plat books for the county and buy one. Then start your research. Visit with the assessor for the area to get an idea of what the normal selling prices are for the size parcel you are looking at. Then go through the plat book and the assessors/equalization depart./treasurer/auditors or whoever handles that in that county and find out the names of out of town owners of real estate. They would be the ones to contact regarding selling. Many times they have inherited the land or bought sight unseen and are absentee owners and can be willing to sell. It's done all the time. Sometimes you can get a better buy than going directly to a realtor. Good luck
