Vivi, you never got it inspected by the city correct? Did you buy a smoke detector for your area?

I can tell you you're being taken advantage of tremendously, but I guess that's another one of those life lessons.

Vivi, there's an old saying - if you loan your friend money, be prepared to say goodbye to one of them. That's a fact, been there, done that. If you move into this place, and this friend is as you described, you are gonna be out the repairs/money that he didn't do, or you are going to lose him as a friend. I'm sorry, but that's really the way it is.

Speaking objectively, this friend of yours does not sound like a good friend. I fully agree with Glockman99. Maybe the first thing you should buy is a hammer and shovel. :D Just kidding! Kind of...

My Dad always told me, there are 2 kinds of friends - those that are around when you need them, and those that are around when THEY need YOU. This guy sounds like category 2.

Also - most of the time the allen key to fit it is on a holder on the disposal unit itself. Even if you have to replace it, it's not that hard.
 
Ok...I'll bite..why, when you are living in a home with people who agitate you and seem to be such a problem, wouldn't you just buy a VW Van and live in a camp area/state park? Your ideas for growing food, etc. would work great in an area like that AND you wouldn't be subjected to 24/7 tar and rat poison...
 
I don't live in a country where we need heating. We're all about air-conditioners. But the basics are the same. If you have a timer on the heating, time it for when you are going to be in the house only. You don't need it when you are sleeping since you'll be under the duvet. When i lived in the UK, i timed it to switch off at 11pm and switch on again at 6am for a couple of hours to heat up the house and some hot water.

Get rid of the carpet.

Regarding the water filter. A Britta water filter jug is a good buy since it doesn't cost much. But there are 7 stage filters which connect to the tap which are very good at filtering the water. A bit more expensive but a lot less hassle and better quality water. I think it's cheaper in the long run too as the first filter (the one that gets the most dirt) can be cleaned by wiping and washing.

Another thing i'd recommend is getting an air-cleaner. Something like an Austin Air-Cleaner is good. It will clean a whole room in 15 minutes. It has HEPA filtration. You should put it in the room you are sleeping in since you don't want to be sleeping and breathing in all the dust and what not.

Other stuff has been said. Toothpaste really shouldn't be a priority now. And planting stuff is just going to be a hassle in such a small place.
 
Vivi, if the carpet is in decent shape physically, but the dog piss still reeks after steam cleaning, you might want to try one of the enzyme pet carpet cleaning solutions. If the landlord would at least agree to let you deduct the cost from your rent, it may help. Ask for it at a PetSmart or Petco. You have to spray it on and let it work (eat) any of the remaining urine or crap, and it eats the bacteria growth too.

However, after looking at your pictures, it looks like decent hardwood floor beneath the carpet. Refinishing it would be time consuming and dusty, but something you could tackle yourself (once again, if the landlord deducts the cost). I recently refinished an entire house's oak floors, and it is not terribly hard, it just takes patience and a decent price on a sander rental.

My wife regularly sees people who are taken advantage of by slum lords. I couldn't do it myself, but there's alot of people who put money first.
