This owner of the duplex burned down by Mr Methhead. Was contacted by insurance.

According to the owner. The one side of the property is valued at $117,000. So basically $236,000 for the entire duplex. (I know, but current housing prices are stupid)

Insurance came back and the payout for the burned side. $50,000. The other side that's actually in decent shape. Just a smell of smoke. The insurance hasn't said a thing yet. So expect maybe another $50,000. (The whole house is condemned)

In other words. Mr Insurance ain't paying the current market value. They're going by the value it was originally insured for. ($50,000 per side is what it's really worth.)

So Mr Landlord is going to get $100,000 for a duplex house, 'valued' at $236,000. A smooth $136,000 just dropped of paper.

*Sips coffee.

I would have thought the perpetually high BAC would have effectively made your internals impervious to something like the flu, hostile environment and all, but I guess not. Hope you get back to being your usual, overly gregarious self shortly!
