Rust problems

You might try Bo-shield. That is a marine protectant/lubricant which seems to work well in salt air.
 
My shop is 3 short blocks from the ocean in Florida. I have found that synthetic motor oil works pretty well. I display some carbon steel blades that haven't been reoiled in months and they still look good. I use enough that I get an occasional drop of oil on the shelf under the blade
