FWIW, "I'll take it" usually can be posted, PM'ed, or emailed.
At least that's how I handle my transactions. Earliest time stamp with an "I'll take it" gets the worm. Others may do it differently.
In my case though, I asked a couple of questions and didn't give a definitive "I'll take it." Therefore, Jules was ahead of me.
