I see we have the same central heating appliance:) Now that warmer weather has arrived I can at least reclaim that 1 ft. of space. (Like your tool arm holding setup) The shop I work in is 12x12 (minus studs/drywall). My main problem is the HT oven and the metal cutting bandsaw taking up a lot of space. I'd like to get them both on casters at some point so that they can be moved out of the way. No matter, with space like that it's pretty much guaranteed to be a game of musical crap piles when moving between operations. It beats the heck out of last summer when there was no electricity installed and everything was hand files and sandpaper. Still, I enjoy griping.:)
