Nothing to be sad about, fellas. I've been in the house 20 years. The roof is probably 23-24 years old. It's getting to be that time...So I'm looking at just north of $14K all in for a new roof, new gutters and guards.

I just replaced a sump pump. It was there when I bought the house so it’s at least 15 years old. On the bright side, the guy I'm dealing with is a good, honest guy with a good crew...and has a strong reputation in our community.
In fact, when he came yesterday before giving me a proposal, he actually helped temporarily patch (caulk) a leak that has become a small issue in the recent heavy rains this week. (Worn shingle and rotten board above the window where the leak is slowly dripping.) Didn't ask him to do it, he just asked me to run to the truck while he was up on the roof and bring him the caulking gun with Lexel.

I do think I might make a few 14-inch dagger ground hunting Shivs. A pig sword. You could maybe incorporate that into some kind of a walking staff. Or a pole arm.
I would recommend having a back-up too. We have 2 pumps (one in each back corner of the basement), and 2 back-ups. Things have been good for several years now (takes a lot for the pumps to come on so they don't run a lot), but a ways back we had a couple failures.I just replaced a sump pump.
