Whenever I see pictures of deer right next to a house like this I always think how easy it would be hunt one on the back porch.I know in many places up in West Virginia that Buck would not make it long..

the Osceola eastern hybrid turkeys that I come across walking trails near my place....so used to people they don't hide or run.....i could almost reach out and grab them by the neck......im tempted to try sometimes......
 
I watched a video a few weeks ago that a guy did just that. Just crawled behind a decoy. At the head of the Rainbow river some of the squirrels who hang out by the picnic area are almost tame. When David and I were just kids we got a pheasant lol! Where wild animals get used to people and lose their fear of them it can quickly become very dangerous. Bears are probably the most dangerous but any large animal is. I see pictures and videos from Yellowstone folks trying to get close to Buffalo and Elk ..I think here in Florida big alligators (9 feet and up) should be not be allowed to live in urban areas close to homes because they absolutely will take a kid or even a adult. A big one just got a guy near a Frisbee park wading for lost frisbees..

The turkeys in my neighborhood will attack your car if you don’t slow down enough while they’re crossing the street. If they even think you’re impatient, they’ll just hang around the middle of the road a little longer. And they look right at you to make sure you know that they know.
 
One of the after effects of Ian is now starting. Three years ago my homeowners insurance was $2,290.00. Reasonable even though my house is not big or expensive..I just got my renewal of $8,760.00..I don't know what the answer to this problem is but I'm hoping GovernorDeSantis will fix it for average folks like me. But maybe President DeSantis will have to get it done. I'm a 100% SC Navy vet and for sure I've lost 20% of purchasing power in just the last 5 or 6 years.

haven't seen mine yet...but im already at 6k plus for last year...im expecting double that this year..... not a big house either or real pricey considering where i live.... all high and dry.....never had a claim since I took the policy out 18 something years ago. house has been through many hurricanes since 1982 when it was built. including Charlie a direct cat 3 hit and plenty of cat 2s and 1s and never any damage or claims.

I put a new roof on in Oct last year out of pocket. 25k it costs. I called to see if I could get a discount on insurance before it renewed last year.....I was told if they did that the price would go up due to inflation and building increased costs. would have added another couple grand to the 6k plus.

there is lots of problems with insurance here and why it costs what it does....part of the problem, not all of it, is that citizens state funded but subsidized by all of us..... insurance of last resort. look at how much of your 8k pays towards citizens...assuming youre on private insurance policy. it tells you. in other words subsidizes people on the coast and in high risk areas of the state.....also some that can't get private insurance.

I'm annoyed we are subsidizing high dollar property values and structures coastal people costs. its high risk on the coast and should cost the price it needs to be....

Wouldn't the rapid increase in home prices and assessments over the last year also play a significant role in insurance rates?
 
It's a very complicated situation. I asked my agent and was told it was by zip code. I'm 30 miles and 2 zip codes from the Gulf. Replacement costs have gone up. Most Insurance companies are pulling out of Florida period so there is a extreme lack of competition. Citizens for the most part is a last resort and for the most part crappy coverage and there is no guarantee of payment for the full loss. Part of the problem is not requiring a company to service homeowners if they want to sell high profit car and other types of insurance. Most Companies made BILLIONS over the years here and pay the best and brightest minds in the world to hide profits and maximize 'paper' losses. Plus over many years there lobbyists were extremely effective in bribi...No just making campaign contributions to every level of Government in the State that had any effect in regulating the industry. No matter what party affiliation. I'm just the little guy who has to pay what they say. If at all possible I would self insure for hurricane damage but the bank won't let me.

Fresh water. You can go swimming and not worry about something trying to eat you.

Yeah it gets cold in the winter. But it's also quite pretty.

I currently call Michigan home also but have called south Florida my work home and there something great to be said for being able to swim in the ocean or gulf of Mexico on New Year's Eve

nope...cold is not for me. i belong in the southlands......im always thinking about living further south in the state for warmer winter weather, but the culture down there i cant take....it aint florida anymore.....

It was 70 degrees out.

Certainly not the normal Christmas Eve temps for anywhere in Michigan.
 
had myself a slice of this cornbread, my wife makes. love this stuff. she made it this morning to turn into cornbread stuffing.......which I love. was a great day of eating more than I should have. hope y'all had a great day and meal......
